A fit‑out is the adaptation of a shell or previously occupied unit to the needs of a specific tenant — from services and partition walls, through finishes, to furniture and lighting. In a design & build model one company is responsible for both design and construction, so the investor has one partner and one schedule.

The timeline depends on the condition of the unit, the scope of services, the landlord’s requirements and material availability, so a reliable answer is only possible after a site visit. We build the schedule backwards from the opening date and show which stages are critical. In operating centres we move noisy works to night hours so that no working days are lost.

Yes. Landlords usually allow noisy works only outside opening hours, while quiet and services work can run in parallel during the day. This split has to be planned in advance — improvising on site costs days.

The clauses that generate the most cost concern the scope of works on the tenant’s side, the technical condition in which the unit is handed over, the rent commencement date and penalties for a delayed opening. It is worth reviewing them technically before signing — once signed, the risk sits with the tenant. At Asemblo this review is part of our consulting service.

Cost depends on floor area, the condition of the unit, the finishing standard and the scope of services, so ranges quoted without an inspection are usually misleading. We prepare the estimate after the site audit and on the basis of construction documentation — which is what keeps the budget from growing mid‑build.

In design & build one company is responsible for both design and delivery, so there is no shifting of responsibility when a design turns out to be undeliverable within budget or on time. The investor holds one contract and talks to one person.

Yes, we work across Poland. Most of our projects are in Warsaw, Poznań, Kraków, Wrocław, Łódź, Gdańsk and Upper Silesia, but we also deliver units in smaller cities.
